Floorplans, Finishes & Amenities for Salt Condominiums in Ballard

Salt, a new construction condominium building in Ballard, has released their preview package. This preview includes floorplans, finishes and amenities.

From the package, it looks like the building will have 7 different floorplans including:

  • 1 bedroom, 1 bathroom 574-6621 sf corner units
  • 1 bedroom, 1.5 bathroom 726-772 sf units
  • 1 bedroom, 1.5 bathroom 686-732 sf units
  • 1 bedroom, 1.5 bathroom 636-681 sf units
  • 1 bedroom, 1.5 bathroom 560 sf corner units
  • 2 bedroom, 1 bathroom 814-897 sf corner units
  • 3 bedroom, 2 bathroom 1031 sf corner units

The finishes will include:

  • Quartz countertops
  • Glass tile backsplash
  • Bosch and Fisher Paykel stainless steel appliances
  • Matte finish wide plank engineered oak flooring

September 2014 Seattle Condo Stats

Each month we go back and take a look at condo market sales here in Seattle as reported by the MLS.

We first take a look at the whole city of Seattle to get a general overview of our area’s condo market and then we drill down by neighborhood using the MLS areas focusing on the areas that have the largest concentration of condos here in our city.  Those areas we closely track are:

  • Capitol Hill/Central/Madison Valley (area 390)
  • Queen Anne/Magnolia (area 700)
  • Downtown/Belltown/SLU (area 701)
  • Ballard/Fremont/Wallingford/Phinney (area 705)

We then use this data and information to make forecasts and to help buyers and sellers make decisions on their real estate needs.

New Condo Building Coming to Ballard - Salt

SaltInHaus, the Developer of Solo Lofts in Ballard has announced that they will be constructing another condominium building in Ballard and it will be called Salt.

According to Salt's marketing website, "Salt is a boutique collection of 38 bold BuiltGreen condominiums that are steps to the best Ballard has to offer. These 1, 2 and 3 bedroom homes offer intelligent layouts and the highest quality finishes you’ll find in the area."

The Details:

  • 1, 2, and 3 bedroom condos + live/work townhome style units
  • Square footage: 556 to 1,428 sqft
  • Pricing: starting in the $300,000s
  • Located at NW 56th St and 20th Ave NW
  • 38 condominiums
  • Variety of floorplans
  • Ground-level retail and live/work units

View Obstruction Advisory for Insignia in Belltown

Photo 1With a new condominium building planned for 4th Ave and Bell St in Belltown, we always like to alert buyers and sellers of condos in the area of the potential view obstruction advisories related to new construction.

For this new building (going where the brick apartment building is in the photo), we hope the potential residents love the true urban lifestyle as they will be living next to one of the city's busiest fire stations  :-)   But the central location in Belltown, close to South Lake Union and Downtown, is a pro.

If this building is built, with it's 22 story height, it will possibly have an affect on at least a portion of the western views of units below the 25th floor at the new Insignia Condominiums.  Although there will be quite a distance between Insignia and new condo building on 4th Ave, since there is a half a block's distance between them, it will still partially obstruct views of the western facing units.  Having personally been up in Insignia a couple of times, there will still be a lot of water and mountains to see since this new building only represents a small percentage of the 180+ degree outlook that new owners at Insignia will be spoiled with.

But still good to be aware of of you are thinking about buying a unit at Insignia. 

Another New Condo Building Announced in Belltown

TeamRise, a Chinese Company, has purchased a quarter-block lot in Belltown for $20 million and plans to put a 22 story building on the site. The lot is on 4th Avenue and Bell St, directly next door to the fire station.

According to the Puget Sound Business Journal, the Developer has announced that the building with indeed be condominiums for sale and not a rental apartment building. They anticipate construction beginning in early 2016.

Update on Under Construction Seattle Condos - Insignia, Luma, Solo Lofts & Vik

There are 4 condominium buildings under construction currently in Seattle and we wanted to provide an update on the current construction status of those 4 buildings for you.

INSIGNIA in Belltown
Today when visiting the construction site at Insignia, I was excited to see that they have started painting the podium section of the south tower.  The south tower, which is the only tower currently available for purchase, has topped out and currently crews are  are assembling the steal frame for the rooftop amenity structure.  The north tower, which is not yet available for  presales, is already constructed up to the 10th floor with crews getting ready for 11th floor concrete pour. At this phase in the construction, you can finally start to see how far apart the north and south towers will be from one another now that both towers are constructed above the podium section, which houses the amenities and the lower floor units.

Luma Condominiums on First Hill Break Ground

LumaIt was just announced that Luma, a condominium tower in First Hill, is breaking ground this week. Located on the corner of Seneca Street and Boylston Avenue, this will be the 4th condo project to break ground since the recession but it is only the 2nd high rise condo project to begin construction. Insignia Seattle in Belltown is the other high rise tower to break ground and Solo Lofts and Vik, both in Ballard, are the other condo buildings currently under construction in the city.

What is right now an empty parking lot will soon be fenced off to prepare to excavate the lot, run utilities, and erect the crane that will eventually build the tower. The time line is to begin construction this month, open the sales center in 2015 and complete the construction by spring of 2016.

We will continue to follow the progress of Luma and will update you as we go along.

Where are the Condo Projects in Seattle? Perhaps Coming Soon.

IMG_0862The Puget Sound Business Journal put out a great article today on the state of new construction condo projects in Seattle.

With all of the cranes you see around town you might think there are a lot of condo projects in the works, but you would be wrong. The majority of those are apartments and office building along with some hotels. Only 1 crane belongs to a condo building currently under construction, Insignia Seattle.

So where are all of the condos you ask? This is what the PSBJ article tackles and here is what they say. According to Polaris, a new-condo brokerage and advisory firm, "more condo developers will begin building, or at least announcing projects in the Seattle area next year. A couple of groups already have bought sites in the region "but haven't been very vocal about it". Polaris representatives have been talking with six or so investment representatives doing condo deals in Seattle."

Interesting insight into what might be coming in 2015 in terms of new construction condominium buildings breaking ground  here in Seattle. It seems that with the loosening of the lending crunch for this type of building financing, the strong sales at Insignia, and our job growth numbers, we might be seeing some more condos in our future.

Former 1 Hotel & Residences Condo Project Will be Luxury Apartments

2nd and PineAccording to the Puget Sound Business Journal, Equity Residential will be constructing a 40 story luxury apartment tower at 2nd Ave and Pine St, just west of the Macy's garage.

Some of you may remember this site location. In 2007 it was slated to be 1 Hotel & Residences. And at that time this project was quite unique. It was going to be a boutique hotel with condos above. However, it was also going to be the first of its kind in our market to offer homeowners fully furnished units with the ability to participate in a rental  program managed by the hotel.  That was only going to be available on certain floors while the rest of the units would be your traditional condos. This is what is known as a true "condotel". The site location was excavated but later filled back in and the project halted due to the recession. Since the project was put on hold, it has changed hands several times.
