Solo Lofts Sales Update

Here is the most recent Solo Lofts sales update:

- 5 units are pending, which is 25% sold (Download Solo Lofts Pending Sales 2.28.14) Solo Lofts

  • #203 is pending at a list price of $229,000 with no parking 
  • #204 is pending at a list price of $239,000 with no parking
  • #202 is pending at a list price of $349,000 with parking
  • #401 is pending at a list price of $349,000 with parking
  • #604 is pending at a list price of $429,000 with parking and a patio

- There are still 15 units available ranging in price from $249,000 to $649,000

- Still shooting for January 2015 completion time frame

Looks like things are moving along over there. They do have a sales center that is open now and we were just over there with a client this week and it the sales team seems to be happy with their sales progress thus far.

Another New Condo Building in Ballard Announced – Vik Condominiums

Vik Condominiums is coming to Ballard. It is a 117 unit condominium building that will sit at the corner of NW 57th St and 20th Ave NW. Prices will start at $269,900 and there are 50 homes under $349,000. The project will be built by Continental Properties and is slated for completion in the summer of 2015.

For some reference, Continental Properties also built The Ballard, Ballard Place, and Canal Station in Ballard as well as The Cosmopolitan in Downtown.

We will keep you posted as new information is available on this project.

  • 13 stories
  • Built in 2005
  • All units have at least 1 parking space and 1 storage space, some have multiple of each
  • 8 units have sold in the last 6 months ranging in price from $203,093 to $620,000; at the time of this post there is one unit pending that is priced at $450,000 and 2 units are active both priced at $798,000
  • HOA dues include: water, sewer, garbage, gas, building maintenance, on-site manager, concierge, professional property manager, earthquake insurance
  • Amenities: Concierge, party room, roof deck with BBQs, guest suite, gym

View Obstructions likely for 2200 and Enso- Construction Advisory

The neighborhood:   Denny Triangle/South Lake Union

The affected buildings: 2200 Condominiums located at Denny and Westlake and Enso Condominiums located on Blanchard and Westlake

The units with likely view obstructions:  At 2200 Westlake, the units facing west in the west tower will have their views of the downtown buildings within the Denny Triangle obstructed and a reduction in light. The west facing units of the south tower might also have view obstruction and light reduction. Upper floor units might also lose some westerly mountain and sound views.   At Enso Condominiums, the west facing units in the entire condo tower will likely be affected by reduced views to the west, as well as reduction in light.
