1111 E Pike Tour
The 1111 E Pike building is nearing completion. The 6-story building has 26 residential homes and two commercial spaces. One of commercial spaces will be occupied by Cupcake Royale. I took a quick tour on Tuesday but unfortunately was unable to take any pictures as they are not allowed.
There are 6 homes on each floor with the exception of the penthouse level which will have 3 homes (2 of which has been spoken for). 2nd floor homes have concrete floors and the other homes have dark hardwood floors. The lobby and roof top decks are the only amenities. Homeowner dues are expected to be less than 50 cents per square foot. Square footage for these homes ranges from 600-1,200. Most of the homes are priced $250,000 to $450,00. There is only one penthouse unit available priced at $450,000 (~652 square feet).
Ceiling heights for these homes are 9 feet and 11 feet in the penthouse level. One thing you will also notice is that the doors are much taller than average condos at 8 feet. All entry doors are painted with colors consistent with what they used for the exterior of the building. In the kitchen, the products used are natural and simple like medium density fiber board and laminate countertops which are Tom Kundig, the architect's, signature pieces.
There is also the movable sliding door that is like a piece of jigsaw puzzle that fits together when it closes up the bedroom and creates an opening door if it is slid to close up the kitchen. The idea is to create more flexible living space. It looks neat but i'm not sure how often an owner would use it by sliding them to close up the kitchen space and exposing their bedroom. It also requires a little bit of effort to slide the door. Peep holes are found on all the entry doors. They are pretty random and not as creepy as I thought.
It might be interesting to compare interior finishes of 1111 E Pike to Trace Lofts and Trace North. The kitchen finishes are not as nice as Trace Lofts but better than Trace North. The bathroom finishes are nicer in 1111 E Pike than Trace North and Trace Lofts.
Overall, the exterior design is very striking, interior space is open, and finishes are modest and simple. I was kind of expecting a little bit more from the interior since the exterior is making a pretty forward statement. It is probably one of those projects that do not score an over the top review but I suspect they will still have a pretty good turn up for their opening event on July 13th. Details are coming soon.
