Avenue One Condos

Avenue_one_condos_3Avenue One is one of Intra-corp developments in Belltown. This is a fairly new building completed in 2005 when the market had quite a healthy demand for new construction in Belltown.

Avenue One is a 13-story building comprised of 116 homes offering a variety of floor plans: studio, 1 bedroom, 1 bedroom plus den, 2 bedroom, and 2 bedroom plus den. Studios start at 469 square feet and the largest penthouse is around 1,300 square feet.

The exterior has an interesting flair using a combination of glass, bricks, metals and stucco materials. The mix of colors work very well and stands out among the more pastel mid-rise condos in that part of Belltown and I find the overall look of the building to be more refined and less likely to look dated in a few years. Originally, there were great water views but its sister project, The Parc, was recently built to the west of Avenue One and blocked out most of Avenue One's views. Unless you are on the higher floors, you can pretty much greet your neighbors from your windows. 

Most homes in this building come with a balcony; private terraces are available on the 2nd level homes on the south side of the building. Taller windows can be found on several homes on the corner stacks of the building. This seems to be the signature design for Intra-corp projects which you will also find it in the Parc building as well.

Interiors of the building is designed by renowned designer Garret Cord Werner and feel like a 4 star hotel. The amenities in the building includes on-site manager, a sizable club room with outdoor BBQ, exercise room, and guest suite. Its roof top deck is probably one of the best ones in Belltown beside Pomeroy and the Vine

Overall, Avenue One is a good solid building with just the right amount of amenities and mix of floor plans.

Ok, pardon the naivete here, but I'm not a RE agent. I'm just here get a condo. In any case, what is there to prevent buildings closer to the bay from blocking others' views? Let's say you get a place at the Vine, on Elliott Way. Some developer comes along and gets a sweet deal on some property right in front on you, right on the waterfront on Alaskan Way. Is it possible for him to build his 100 story condo there if he wants? Sure that would make the city skyline look stupid but is there anything preventing that, such as the buildings closer to the water have to be shorter?
