1521 Update

Picture_003_2The 1521 project is coming along nicely. The building really stands out in downtown Seattle skyline. I took this picture a couple of weeks ago during a good day but didn't get the chance to upload it.  Right now, they are almost finished with the windows.  Move-in date is scheduled to start in December 2008.  There are only 5 units left with the lowest price condo starting at $1.85 million.  Even though the Seattle condo market is a bit soft, in hindsight, 1521 will probably prove to be one of the best investment opportunities with their attractive pre-sale prices, striking architecture, design, location, and views.

1521 has some good points but the following problems stuck out for me and eventually killed my interest.

1. Condo layout seemed a bit like a rabbit warren compared to some more open layouts I've been in.

2. From the outside the sun rooms remind me of white residential vinyl windows tacked onto a beautiful building.

3. Four floors of above ground parking also ruin the look of the building. From 2nd Ave 1521 looks like a parking garage. I fail to understand why all of this isn't below ground like it is at Olive 8 or Mosler.

4. The location between 1st and 2nd right next to the adult theaters and the most awful parts of town. I doubt it's going to change short term either.

5. The elitist marketing made me think I would end up living in a building full of wealthy old lawyers.

I'm not sold on the exterior design. Looks as though it might be dated already. Great location if you do touristy stuff, but not so great if you actually live there. 2nd is beyond sketchy drug wise, 1st is the market and pRon shops.

If you have problems with wealthy older professionals, you prob shouldn't be looking at downtown condos.

surrounded by porn theaters? i can only think of 1 near there. did you people just move from lynnwood or bellevue or something and are shocked that you're in a city?

1521 has the massive 'Deja Vu' adult entertainment complex located directly behind it. Per the Deja Vu website, they have a nude club, couch dances, a love boutique, a video arcade and no dress code (LOL). There is a convenient rear entrance to Deja Vu directly adjoining 1521's fancy porte cochere. Perhaps 1521 will corner the wealthy professional pervert market?

It's not that adult entertainment in a major city that is shocking, it's that people would pay $1.85 million to live next to it. (Excepting, of course, the wealthy professional pervert market...)

1521 is one of the best condo buildings in downtown if you know what "city living" is like. If you're comfortable with suburban life, that is a different story and you shouldn't really judge. City life, just like any other living style, has both sides. Adult shop, tourists, homeless people are part of city living. Unfortunately, Seattle is not big enough to separate those areas from the residential areas like Manhattan. Therefore, when you want the city life style, you just have to accept the drawbacks that come with it. Nonetheless, I think the urban living is the best and 1521 absolutely stands out due to its location, large homes, reasonable prices, etc. It has a parking garage above the ground such that all residential units have a view, which I think is a brilliant idea. And of course, if you have a problem with wealthy people, that is your own problem, not theirs.

There is nothing shocking here. Some people do not / will not like this building or location. This is always the case with any building or location. Apparently there are plenty of people that like both the building and location. Don't be shocked!

It is great to come on here and voice your opinion on what you like or dislike about a property, but please try to refrain from telling others what they should like. They will come to their own conclusions.
