Belmont Lofts Update

5 out of 42 units in Belmont lofts have already sold even before their VIP event. The Capitol Hill apartment conversion is currently going through replacement of new siding which is estimated to complete in December. Developed by a Portland company, this would be their first conversion project in Seattle.

A few observations from the viewing tour:

• The most interesting floor plans are the lofts units on the top floors. The ceiling heights are at least 12 feet tall. My favorite would be the 07 series with one bedroom off the living room and a loft level that can be comfortably used as a 2nd bedroom or office. The nice thing about this unit is that it has taller windows.
• The units seem to have slightly higher end finishes than most of the conversion that I've seen. The raised sinks in the bathrooms seem to be the trend nowadays. Marble countertops are used in the bathroom instead of the granite that you would typically see in conversions. Luckily, the countertop granite has smooth edges instead of sharp corners -- I'm not a big fan of sharp cornered countertops.
• The building seems to have a mix of different layouts for their floor plans. The kitchen could be right next to living area or separated from it. You'll probably find a few floor plans that have good bedroom sizes but the living room area is a little narrow to work with.

Overall, the quality of the finishes is slightly above average, a condo with a good location and accessible price points.

I attended the Belmont Lofts agent open house the Thursday before Labor Day and immediately recognized the above-standard finishes and well-planned layouts. I have been looking on and off casually for approximately 1 year and out of the 30 to 40 condominium complexes I looked at, the Belmont Lofts was the ONLY place I left telling my real estate agent, I might purchase one.
As a first-time home buyer, I have been extremely cautious and almost reticent to trade in my reasonable rent for a much higher mortgage payment, so I was hardly a "motivated buyer". However, I became a regular at the Belmont Lofts for the two weeks following that initial visit, bringing friends and my real estate agent to ask the site manager many many many questions about everything from the building envelope to the windows. Both my agent, Jeannie Trotter, and the site manager, Bill Russell, were very patient with me and in the end, I felt satisfied with the building and with the quality of the work done. I took the plunge and purchased my first home and feel really pleased with the fabulous location in the heart of Capitol Hill, my granite breakfast bar, and the excellent utilization of space in my new place.
