Matae

Matae_2Completed in 2006, the Matae is located on the north edge of Belltown on Denny Way, the road that separates Belltown and Queen Anne. "Built Smart," the Matae's exterior is comprised of corrugated metal siding, exposed concrete, and innovative fiberglass windows.

This is a six story would framed building with concrete on the lower floors.  The building features studios, one bedroom plus den's, and two bedroom units. Amenities include a roof top deck, club room and exercise room.

Some of my observations of this building:

  • So far, the units that I have viewed come with hardwood floors throughout the living area. This is kind of unusual for a wood framed building considering many homeowner assocations face the complaints brought up by their neighbors on noise.
  • Since there's nothing particularly outstanding about this building, this is probably not top condo of home buyers' minds but nevertheless, a decent condo to consider if you prefer to be close to the Belltown and Lower Queen Anne and might be priced out of more popular buildings.
  • North facing units will deal with the road traffic noise from Denny way.

Seems to me that unless the units are really competitively priced, this is precisely the kind of property that will see the greatest increase in days on market if the market takes a dip.

We rent at the Matae and we really like it. However the units facing Denny Way ARE noisy. (that's the side we're on!)

As far as the hardwoods go, we never hear the people above us or beside us. So, that's nice. The location is great. You can walk to Queen Anne and Belltown easily.

I agree with you Ken.

I just moved into this building (renting) and have not yet been able to sleep. Somehow I thought the noise would quite down at night. Guess not.

It took us about 2 mos. to be able to sleep like lambs. Now we only wake up when a darned ambulance goes by. We can't stand that!

Howdy Matae Neighbor! And good luck with your sleep. I was told to try earplugs but never did it.
