Luxe Condos

Luxe_condosLuxe Condominiums, a new conversion on Queen Anne is coming on the market soon. The building will offer 39 units with one bedroom, two bedroom and penthouse layouts. Square footage will range from 649 -1,700. The grand opening is set for sometime in June.

22 West Lee

22_west_lee_bldg22 West Lee had its grand opening last weekend and 3 out of their 20 units were sold. The condo sits close to the top of Queen Anne Hill and offers 4 different layouts with two bedroom and two bedroom plus den floor plans. I particularly liked the top floor units as they come with air conditioning and have an extra 6 inches ceiling height than lower floor units.

So far, I’m most impressed with their 503 & 603 floor plan. While the space could be more efficient without the long entry way, the open floor plan in the living area with windows on most sides of the room provides expansive views of the neighborhood as well as the Puget Sound.

If you appreciate a huge master bathroom and fire place, 01 floor plan is the way to go. The only trade off is you don’t really get as much view as the 03 floor plan. The 04 floor plan has a smaller master bedroom but it comes with a large balcony. 02 layout seems to be the most efficient but has fewer windows. The floor plan is also the most common layout that you probably can find in other condo buildings. Each unit comes with two parking so you don’t really have to worry too much about street parking.

Trace Lofts

Trace_lofts_interiorTrace Lofts hard hat tours started yesterday. It was great to see the project coming along nicely. They have already built out the 4th and 5th level, which is the addition to the existing building.

We entered the building from the sales center which is going to be used for the Gun club. One of the artifact doors serves as the private door leading from the condos to the Gun Club. Industrial artifacts will decorate the common area as well. Even thought the project is not completed, it's not hard to imagine the nick nacks that go with the building exemplify the Pike/Pine corridor character. The sales center has a display of a model bedroom, bathroom, and kitchen of Trace North. Recycled vinyl was used in the bathroom and constantine loop carpet in the bedroom.

Brix condos - Redesigned

Brix_1Brix condos had their spring open house last week. I didn’t attend but managed to make a quick stop while I was in the neighborhood today. The presentation center was redesigned to showcase a full model home minus the bathroom for their Belmont 1A floor plan. Even though it is not complete, it is still helpful for home buyers considering this floor plan to get an idea of the space.

Expo 62 update

Expo_62_exteriorExpo 62 condos had a low profile sneak preview last Friday for the public which started at 7:00am. One would think that 7:00am is early for any type of preview event. Nevertheless, the sales center commented to me that they have homebuyers standing at the sales center door even earlier on preview day. So what's so special about Expo?

Designed by Weber +Thompson and developed by a member of the Intra-corp companies, this built green project in Queen Anne will feature 114 unit condominiums with 48(!) different layouts. They include the following floor plans:

- Studio
- Open one bedroom
- One bedroom plus den
- Two bedroom
- Three bedroom penthouse

In addition to the floor plans above, 13 live/work lofts will also be available on the street level. A combination of handi plank, metal and mondarin style (compositions of brightly colored rectangular forms) windows is used for the building exterior.

The building amenities will be designed by Robin Chell Design whose recent project includes the Parc condos. Completion is slated for summer 2008 and more firm pricing will be available in a few weeks’ time.

Pioneer Square condo - The Nord

The Nord

The_nord_exterior_5With a limited supply and a central location in Pioneer Square, the Nord apartment conversion is about to go on the market. Located within easy walking distance of the ball parks and downtown, the new condos will be surrounded by food and entertainment options (as well as some potentially salty characters but some would argue this is part of Pioneer square charm).

Betsy Ross

Betsy_ross_2_2Located on 17th and Spring streets, the Betsy Ross Condominiums are a great example of Colonial architecture. Originally built in 1928 the building maintains its historic charm with the benefit of modern day conveniences.

The property is currently being developed by Pioneer Properties who specialize in converting historic buildings into condominiums. The condominiums in this three-story building will be on the market in late spring. 16 one-bedroom condos will be available ranging from 588 to 700 sq. ft. Prices are expected to be between $199K and the low $300ks.

Seattle Condo conversions - Displaced tenant proposal gets stalled

Four_conversions_2The displaced-tenant proposal requiring developers to give tenants at least 120 days notice (up from 90 now) and hold off on construction until tenants move out was defeated on Monday. Read more.

Vine, Ellington and Klee

Even though there’s been a lot of condo inventory coming from new construction projects in the Belltown and Downtown areas, many home buyers are finding themselves unable to afford the goods in the various and sundry pricey new showrooms. If you are a home buyer who has a flexible purchasing timeline and feeling that you are not getting the bang for your buck from the latest projects, the market for a condo that’s a few years old may be your next best alternative.

Let’s look at a few early 2000 condos that may not have the fanciest finishes or latest features but will probably meet most of your home criteria and allow you to experience stylish urban living.

The Vine

The Vine

The Vine, located on Western Ave between Cedar and Clay St, is the winner of over 16 Regional and National Awards including the “Attached community of the year 2003.” The condo is made up of a 12 story high rise with an adjoining 6 story mid-rise with a rooftop terrace. The interior home concepts were designed by local renowned designer, Garret Cord Werner. One interesting floor plan available is their one bedroom plus den. It gives the homeowner the flexiblility to open up an interior opening from the bedroom into the living room.

The Ellington

The Ellington

One of many Intra-corp projects in Belltown, the Ellington has two 12 story buildings connected by an enclosed hallway. In terms of finishes, Ellington is very similar to the Vine.  Some buyers complain that the windows are a bit on the small side but the location and overall quality of construction are quite attractive.

The Klee

The Klee

Named after Paul Klee, a Swiss artist of German descent, the Klee is an apartment bulding which was converted to condos in 2004. Designed by Hewitt Architects, the same firm who also designed Lumen in Queen Anne, the Klee comprises two buildings with a central courtyard. The north concrete tower contains 98 condominiums and the adjacent southern wood-framed building includes 42 units. 13 open flat lofts are located between the two buildings. The Klee is best known for its open one bedrooms. If you like a lot of privacy, this may not be an ideal floor plan for you but you can generally get a lot of bang for your buck regardless of what floor plan you end up picking.
