Enter Mezzo

Mezzo_1Plaza Del Sol, Epic, Onyx. What’s next? Enter Mezzo. This conversion is located on 711 E Denny Way, one block south of Plaza Del Sol. Mezzo has started selling their units even before the sales center opened.  It is estimated to be completed by end of July.

There will be a total of 21 units in the building, 4 studios, 21 one bedroom’s and only 2 two bedroom’s. New siding and windows were put up, walls knocked down to expand the hallway, and windows enlarged. Clearly, a lot of effort was put into improving the building.

You will get slightly higher end finishes in Mezzo than Plaza Del Sol. Mezzo’s interior features hardwood floors, tile flooring in the bathroom, granite slab countertops, zebrawood cabinets, and stainless steel appliances. All their units come with a deck. If you love a view unit, check out their #01 or #06 series. #06 on the top floor is sold. This unit has the best view for a one bedroom, view of the city, Puget Sound and Queen Anne neighborhood. It also comes with a dinning area next to the kitchen.

Pluses

• Most of their one bedroom units come with 1 ½ bath. One bathroom for the bedroom and ½ bathroom for your guest. They don’t need to walk pass your bedroom anymore.

• New exterior.

Minuses

• No amenities. In the case of Plaza Del Sol, they have a nice courtyard connecting the north and south builing.

• Homeowner dues are on the higher side.

Overall, Mezzo is comparable to Plaza Del Sol. As it turns out, both projects are converted by the same developer.

I've got to say that the finishes seemed better in the Plaza than in the Mezzo to me, possibly because the kitchens weren't complete and they hadn't replaced the fireplaces yet (are they gonna?). The angled layouts (which ensures most get a view) didn't seem to do the square-footage justice. There were some wierd features like the washer/dryer closet being in the bedroom in some units. And the 1/2 bath? Nice, but - at that square-footage - why didn't they just make the living area bigger?

One bedroom units went as high as ~$425K when I talked to them (the top floor with best view...). Ouch. I was also told the 1st floor unit with two decks was $375K. I guess prices are subject to change.

I've also noticed they haven't updated their website, or maybe they haven't just sold any of the units?

I agree. $425,000 for this one bedroom in this building is steep. The original asking price was $395,000. After a good turn up for their open house, the developer decided to raise the price.

I bought a unit with Plaza del Sol about 2 months ago. I gotta say that this project is not of high quality. If you think you are getting a new condo because this is a conversion, think again. The finish work is messy and of poor workmanship. You have to hound the construction people to get any work done. The kitchen cabinets have so many scratches, I thought they were used at first. The floors have a lot of scratches and discoloration. You really have to get down on your knees and make sure that they grouted the tiles on the floor. I can't say much about Mezzo other than that the same developer is converting it. From a banking source, I heard that it costs about $15,000 to convert a unit. So these guys are obviously making a killing, yet they can't put in the good work. Shame.
